Housekeeping & turnovers
One housekeeping visit for every three days the same guest stays, plus a full turnover every time a new guest checks in. When the villa is vacant, we visit once a week. Nobody walks through the villa daily — the schedule follows your bookings, not a calendar.
Pool care
One fixed visit every week, occupied or vacant — skimmed, brushed, chemistry balanced, with the pump and filter checked.
Maintenance & repairs
Every staff member reports faults through the VillaOS Telegram assistant. Management sees the issue, arranges the trade, supervises the repair and attaches the receipt at the price charged.
Garden & grounds
A full gardening visit every month, plus a free weekly plant-health check so watering or urgent care is never left until the next garden day.
Guest experience
Arrival planning, villa inspection, check-in, linen coordination and 24/7 WhatsApp support, plus transfers, bikes, cars and in-villa services when requested.
Bookings & calendar
We create and optimize listings, set pricing, manage Airbnb and Booking.com, handle messages, cancellations, refunds, claims and reviews, and block owner stays without a booking fee.
Maintenance-only: you keep bookings and guests; we keep the villa clean, maintained and ready. Full management: you step away and we run the entire operation, including listings, income, guests and monthly reporting.
Your guests are hosted, not just checked in.
Guests receive full support 24 hours a day. We manage every stage of the stay and work for exceptional service and five-star reviews.

We also manage complaints, cancellations, refunds and platform damage claims. The owner does not become the guest-support desk.

Full management
16% after the booking platform’s commission, before taxes and operating expenses, plus completed service visits and actual villa costs. There is no Rp 3M monthly management fee. We run listings, pricing, bookings, guests, staff, maintenance, money and reporting.
Maintenance-only care
Rp 3,000,000 monthly operations fee, plus completed service visits and actual villa costs. The fee keeps management and staff ready even when occupancy is zero. You retain bookings and guest communication; we keep the property operational and ready.
Your own staff, our system
Rp 3,500,000 flat monthly fee. Prefer to keep the staff you already have? We train them to our written standard, schedule and supervise them through the VillaOS app, and chase every job for you.
Housekeeping
Rp 200,000 per visit. Daily while occupied; weekly while vacant.
Turnover cleaning
Rp 250,000 per turnover. It replaces the regular housekeeping charge on that day.
Pool and garden
Rp 200,000 per visit. Pool weekly; gardener monthly. Weekly plant checks are included.
Minimum villa care
Every villa receives at least four housekeeping visits, four pool visits and one gardening visit each month, even with zero occupancy. The monthly manager inspection is included.
The per-visit rates include staff wages, and cleaning products are included. Laundry, toilet paper, electricity, gas, rubbish collection and repairs are charged separately at actual cost, without a VillaOS markup.
No contract. Cancel anytime.
No six-month agreement, no notice period, no exit fee. You stay because the villa is running well — not because you signed something. Asking an owner to commit six months to people they have just met is the wrong way to begin.
Fully documented and legal in Bali.
We operate as a properly licensed, tax-registered Indonesian company, with the paperwork to show you. Much of the villa management here runs on informal arrangements — when those go wrong, the exposure lands on the owner, not the operator.
We pay first, you see everything.
During the month we pay for staff, maintenance, repairs and electricity ourselves. Every cost lands on your statement as its own line with the receipt, and is reimbursed in the monthly settlement — at the price we were charged.
Paid between the 1st and 3rd.
Booking income is received through VillaOS-connected accounts. Costs are deducted first; the remaining owner payout and complete statement are sent between the 1st and 3rd.

What we earn moves with what your villa earns. Your success is the only thing that grows ours — which is why nothing is left quietly broken.
